Wild Rivers Habitat for Humanity is seeking a personable, skilled Homeowner & Community Services Director to add to our team. This passionate individual will inspire and guide applicants through their homeownership or home repair journey to economically empower their lives for generations to come. The Homeowner & Community Services Director provides direction for the Homeowner & Repair programs as well as Community Outreach and Volunteer Management. This position will develop and maintain an ongoing relationships with program families during their program participations and after closing on their homes, volunteers and communities. A high degree of attention to detail and recordkeeping is required, as is the need for advanced emotional intelligence. The Homeowner & Community Services Director must be a team player, capable of solving challenges and finding solutions to a great array of family challenges. Position works closely with the Program & Operations Director and reports to the Executive Director, is based out of Spooner, WI but requires occasional travel within our service area.
Key Responsibilities:
Homeowner Services:
- Manage and grow the Homebuyer and Home Repair programs
- Conduct pre-qualifying interviews with potential applicants
- Manage incoming applications including receiving, evaluating, and processing applications based on established qualification guidelines
- Enter applicant's information accurately in the database system and manage updates as needed
- Serve as client liaison, communicating project schedules, next steps, etc.
- Explain and establish expectations to approved applicants regarding the loan and grant closing process
- Assist with the management of homebuyer real estate closings
- Assist with post-closing fulfillment responsibilities
- Organize dedication and outreach events
- Provide a consistent, high level of service and protection to prospective applicants’ sensitive and personal information while supporting affiliate compliance within the complicated landscape of mortgage lending, and anti- discrimination laws
- Oversee all Homeowner Services manuals, documents, and processes for use and update as needed for compliance with applicable federal, state, and local affordable housing regulations
- Develop relationships with outside agencies to further advance our programs and provide greater service to our partner families and the communities we serve
- Responsible for follow up on any delinquent repair program accounts in a discrete and mission-congruent manor
- Grow the homeowner services department in conjunction with the goals set forth in the strategic plan/work plan
- Encourage opportunities for ongoing participation of homeowners in the ministry of Habitat. As needed, provide information on available resources to public, homeowners and repair partner families in need.
- Conduct a survey of current homeowners. The focus of the survey is to track and catalog changes in family social-economic, education, barriers, and other relevant information regarding their experience as a homeowner
- Assist the Finance staff and Director of Operations with delinquencies and homeowner needs for insurance.
- Always work professionally and courteously with all individuals
Volunteer Management:
- Prepare and execute volunteer recruitment, orientation, retention, and appreciation program for construction projects as well as ReStore
- Maintain volunteer calendar and communicate with construction crew or ReStore about upcoming volunteers
- Maintain volunteer database and complete volunteer acknowledgements in a timely manner
Community Outreach & Engagement:
- Create content for communications vehicles including traditional media, social media and newsletters
- Help develop external communications and community initiatives that raise Habitat’s profile with external stakeholders and communities
- Create content to inform employees, volunteers and external stakeholders about Habitat’s activities
- Assist with planning and executing events, including volunteer activities, town halls, employee & volunteer appreciation week and other social gatherings
- Develop relationship between Habitat and faith-based/community organizations as a source of homeowner applications, volunteer teams, and funding
- Coordinate with township officials, housing agencies, churches, and other community partner organizations to identify potential applicants
- Create and maintain a database of organizations within the service area
- Develop and implement a communications strategy for building, strengthening, and maintaining outreach relationships
- Keep local community updated on volunteer needs, incoming teams, and progress reports
- Engage local churches to provide for incoming work teams (food, lodging, church services, etc.)
- Assist in developing materials, content and tools for raising funds, including website, newsletter, brochures, campaign materials, videos, homeowner testimonials. Make presentations to church, civic, and community groups
KNOWLEDGE, SKILL & ABILITY REQUIREMENTS:
- Ability to communicate clearly and concisely verbally and in writing.
- Ability to establish and maintain cooperative relationships and work with people from a wide variety of social, economic, and ethnic backgrounds.
- Computer proficiency including Microsoft Office Applications.
- Strong critical thinking and analytical skills, accuracy, high attention to detail, and thoroughness.
- Ability to operate efficiently and quickly in a fast-paced environment.
- Working knowledge of Habitat for Humanity and Fair Housing Law
